1) We follow the standard Japanese leasing
system which requires a tenant to pay a two
month refundable damage deposit and a non-refundable
initial fee (key money) equal to one monthfs rent. The leasing contract is written in
Japanese and is the most widely used legal
form.
2) We also provide a short-term lease exclusively
for foreign visitors . The rent on the short-term
lease is higher, but more convenient and
economical if you plan to stay ten months
or less because no key money is required
(minimum term is one month).
3) We require a guarantor (co-sponsor) who will
cover all financial costs and responsibilities
of tenant.
4) Tenant must show proper identification, pay
necessary initial fees, and sign lease in
person to validate contract. Rooms cannot
be changed once tenant has moved in.
